Booking more than 30 days ahead:
Deposit: 20% deposit payable at time of booking
Balance due 30 days prior to arrival.
Booking less than 30 days ahead:
Full payment is required at the time of making the reservation.
Payment policy
The booking is only confirmed when the deposit / balance has been paid. Please note that the initial deposit is only refundable if you cancel your booking within seven days of receiving our booking confirmation.
Cancellations made after this date will only be refunded if a replacement booking is achieved, in which case the full amount less a 5% administration charge will apply
If we are unable to host you because of a national or local lockdown a full refund guarantee or change of date will be given. This guarantee does NOT cover you (or members of your party) for being unable to travel because you (or a member of your party) fall ill with Covid, or are required to quarantine or self isolate. In this case, please consider taking out travel insurance for your own peace of mind.

Breakfast
A continental breakfast is included on your first nights stay, please notify of any dietary requirements prior to your arrival. Alternatively, this can be upgraded to a Full English breakfast. £7 per person.
Age requirement for check-in is 21 years
Parties/events are not allowed
Children are welcome. To see the correct occupancy information, please add the number of children in your group and their ages. Travel cots / high chairs must be provided by the guests. There is no capacity for extra beds at this property. Children to be supervised during their stay. Strictly no admittance on to the farm yard.
Pets
Up to two well behaved dogs are welcome. Charges apply. Please bring their own bed and use the toilet bags / dark towels provided. To respect all our guests we ask that dogs are not allowed in the bedrooms or on furniture. Please follow the countryside code when walking your pet and ensure they are never left alone during your stay.
Your obligations
You agree to keep and leave the property and the furnishings, kitchen equipment, crockery, glasses, clean and in good condition. Bedding, towels and robes to be left in good condition. You agree to take all necessary steps to safeguard your belongings at ‘The View’ as we do not accept any liability.
Caution ‘The View’ is on a septic tank. Please do not deposit anything other than human waste down the toilet. Use the bins provided.
You cannot allow more people to stay at ‘The View’ than expressly authorised, nor can you take your pet without prior arrangements.
You agree to allow us or any representative of ours access, at any reasonable time during your stay, for the purpose of essential repairs or attending to the lawns in the Summer months.
You agree to our strict non-smoking policy. Any evidence to suggest that there has been smoking in the property will lead to additional cleaning charges. A metal bin will be located outside the property for cigarette butts to be deposited in to.
Hot Tub
Included in your stay at ‘The View’ is a hot tub. Please take note of the sign next to it if you wish to use it. The Association of Pool & Spa Professionals (APSP) notes that infants should not be permitted in a hot tub at all as their skin makes them more susceptible to overheating. The APSP also recommends that toddlers and young children should not be allowed in a hot tub unless they can stand on the bottom and have their heads completely out of the water.
Pregnant women, young children, people with health problems should consult their GP before entering. People with alcohol, drugs or medication in their system should not use the spa. Recommended usage is 15 minutes. Children to be supervised at all times. Please - shower before and after use. No food or drink to be consumed in the spa. Spas can become unsanitary almost instantly when ‘accidents’ happen. We reserve the right to levy a cleaning charge if the hot tub is left in a particularly poor condition.
We reserve the right to refuse access to any guests exhibiting unacceptable or antisocial behaviour, under which circumstances no reimbursement of booking charges will be due.
We are relieved of any liability should, due to circumstances beyond our control, ‘The View’ becomes unavailable or unsuitable for letting. Any money paid will be reimbursed in full and the booking may be cancelled.
